ACC Approval Required

Before Starting Any Exterior Home Improvements

This is a friendly reminder from your Architectural Control Committee (ACC) that all exterior home improvement projects — including but not limited to painting, fencing, patios, driveways, landscaping changes, roofing, sheds, or other visible alterations — must receive written ACC approval before any work begins.

This requirement is established under Bretton Woods CC&R’s Article 8 Pages 42-45 , which helps ensure that all projects comply with community standards and do not cause unintended issues such as drainage, property damage, or aesthetic conflicts.

Please note:

    • Homeowners who begin work without prior ACC approval may be subject to violations, fines, and possible restoration requirements at their own expense.
    • Approval from the City or County (building permits) does not replace ACC approval. Both may be required depending on your project.
    • The ACC approval process is quick and simple — just complete the ACC Request Form and submit it to management.

Our goal is to keep the community attractive and harmonious while avoiding unnecessary costs or disputes for homeowners. Thank you for your cooperation and understanding.

This notice will serve as a simple reminder to all homeowners that ACC approval is required for any home improvement project, whether the changes are visible or not visible from outside. Homeowners are encouraged to submit their approval requests within the next couple of weeks. After that time, properties with unapproved work may be subject to violations and possible fines. If any homeowner is uncertain whether a project requires approval, they are always welcome to contact the ACC for clarification. It’s always easier to bring their plans to the ACC’s attention in advance than to correct issues later.
